Annacis Island Heavy Industrial — Why the Inventory Never Lists
Annacis Island is roughly 800 hectares of industrial zoning with no residential neighbours, marine frontage and CN rail. Nothing else in Metro Vancouver combines all of it at this scale.

What makes it different
The island sits at the junction of the Fraser's North and South Arms, reached via the Annacis Highway from Highway 91 and the Alex Fraser Bridge. It is essentially 100% industrial: heavy truck flows around the clock, marine activity along the perimeter, large-yard tenants and operators that cannot run in lighter environments.
Steel fabricators, marine services, coatings, bulk commodity handlers, heavy manufacturers and trans-shipment operators cluster here with the trucking, suppliers and trades that serve them. Tilbury, the North Shore and parts of Burnaby share some of these traits; none combines marine, rail and dense compatible neighbours at this concentration.
Lease economics and land
Rates trade around the Delta average of about $17.91 per sq. ft. net asking from the Q2 2026 reports, with wide variation. Buildings with yard, crane capacity or rail service trade above the top of the range; older standard product toward the bottom. Marine-served, rail-served and large-yard sites often transact off-market at negotiated economics that never show in published comparables. Land values have risen through the cycle on the simple fact that nothing comparable exists. New construction is rare; growth happens through site intensification.
On Annacis Island, the listing is usually the last place a deal shows up.
Why deals stay private
- Long-term owners sell directly to known buyer pools
- Tenant requirements get matched through landlord networks before any marketing
- Operators need a broker with active island presence to see opportunities at all
- Owners disposing should run confidential outreach to the specialized buyer pool rather than broad institutional marketing
Tenant and owner takeaways
Tenants: if you need yard, rail, marine access, heavy truck flows or heavy industrial neighbours, the island is close to irreplaceable. If you are general distribution or light manufacturing, you will pay for an ecosystem you do not use. Model cross-river truck flows; bridge congestion at peak is real.
Owners: stabilized assets here are among the most defensible holdings in the region. Owner-occupiers weighing a sale should price the replacement problem first, because comparable real estate does not exist. Turnover will stay low and demand will keep outrunning supply through 2026.
