Competition Policy
Industrial Vancouver Forum brings together people who own, develop, manage, operate and occupy industrial real estate in the same region. That is the point of the Forum — and it is also precisely the situation Canadian competition law regulates. This policy states what is out of bounds, without exception, at every Forum gathering and in every Forum channel.
The rule
Members, guests and organisers must never discuss, exchange or coordinate on competitively sensitive matters. The Forum exists to share market understanding, not to align market behaviour.
Prohibited subjects
The following are prohibited in any Forum setting — a Quarterly, a dinner conversation, an introduction, the member environment, or research collaboration:
- Future rents, asking rates or rental strategies
- Future sale pricing or pricing strategies
- Bids, bidding intentions or bidding strategies
- Commissions, fees or fee structures
- Allocation of customers or tenants
- Allocation of markets, territories or asset classes
- Confidential competitive strategies of any participant
- Any other agreement or understanding about future competitive conduct
What is permitted
Discussion of completed, historical transactions that are public or verifiable; published market data with its period and source; policy, planning, zoning and infrastructure developments; operational practices that are not competitively sensitive; and the general state of the market as reflected in published research.
Moderation and enforcement
Forum gatherings are moderated. If a conversation moves toward a prohibited subject, it will be redirected; if a participant persists, they will be asked to leave and their membership will be reviewed.
The Forum publishes research from sourced, historical data. It does not collect, aggregate or circulate members' forward-looking commercial intentions.
Reporting a concern
Any member or guest who believes this policy has been breached should raise it through the contact page or directly with the chair. Concerns are treated seriously and confidentially.
