Every figure carries its period, its source and its basis. Nothing is guessed.

What a report contains

Eight modules, one property at a time.

Property snapshot

The building and site as they stand: areas, coverage, clear height, loading, power where known, and the zoning that governs what can happen next.

Current market

The submarket around the property — availability, asking ranges and how conditions have moved — with every figure carrying its period and source.

Comparable activity

Leases and sales the Forum considers genuinely comparable, listed with dates and basis, not a spreadsheet of everything within five kilometres.

Leasing conditions

What deals are actually being struck on: term, inducements, escalations and the gap between asking and achieved where it can be substantiated.

Development nearby

Construction, proposed projects and land assembly around the property — the supply that will compete with it, or change what it is worth.

Planning and zoning

Rezonings, permits, civic works and policy movement within a defined radius, drawn from municipal records and read for what they mean.

Assessment and taxation

Assessment movement for the property and its class, and what the trajectory implies for carrying cost.

Considerations

What the foregoing adds up to — the questions worth asking this year, stated plainly and never dressed up as advice or an appraisal.

Method

How we handle figures.

  • Every figure carries its provenance

    A number appears with its period, its source and its basis — observed, estimated or indicative. A figure that cannot carry those three things does not appear.

  • Missing data is said plainly

    Where a verified figure does not exist yet, the report says "awaiting verified data" rather than inventing one. An honest gap is more useful than a confident guess.

  • Not an appraisal

    Forum intelligence does not constitute a formal appraisal, a brokerage opinion of value, or legal, tax or investment advice. It is context, prepared carefully, for people who make their own decisions.

  • Private by construction

    What members register stays inside the member environment. Property records are visible only to the member and to explicitly authorised administrators, and reports are prepared for the member alone.

Common questions

Who prepares the intelligence?

The Forum prepares it from public records, municipal sources, industry publications and its own research, with each figure carrying its source. Members see exactly where every number came from.

Is this available to non-members?

The Forum's public research and market pages are open to everyone. Property-specific intelligence is prepared only for members, around the assets they register.

Is this a valuation?

No. Forum intelligence does not constitute a formal appraisal or a brokerage opinion of value. Where a value range appears it is indicative, sourced, and labelled as such.

What does it cost?

Intelligence is part of membership. There is currently no membership fee.
